5 We provide you with access to the major booking platforms and an increased level of occupancy.​

  • Am I able to set my own rates?
    Yes. We will discuss the rates with you in detail before we go live with your property and establish a minimum price you will receive for each period. For us it is important that you are 100% satisfied with our working arrangement and for that reason, we will always focus on selling dates in your vacation home for a price that is acceptable to you even if that means we do not earn any commission. Our comittment is to provide you with better guests, better rates and less work.
  • How much commission do you charge?
    We use a tiered commission structure starting at 0% going up to 20% of the total booking fee. We do not charge any commission until you are earning more than you were previously. We do this by setting a minimum nightly rate both for high, mid and low season and only charge commission when we achieve for you the minimum nightly rate.
  • How will I view current and future bookings?
    We share with you a live calendar that updates immediately when a new booking is added. Your calendar comprises of all past, current and future bookings. We are currently building our own software that will provide you with your own booking portal and calendar. The calendar contains all information regarding the booking including guest information and payments. We also share with you monthly invoices and statements of account for your records.
  • Can I manage some of the listings myself?
    Through our software product (Hello Hosty) you will be able to see all bookings, set rates and automate all communications with the guests. We also work to provide you with this service.
  • Can I cancel bookings?
    It is not possible to cancel confirmed bookings.
  • Can I accept direct bookings?
    We aim to provide you sufficient bookings through use of the OTAs however if you would like to book the property for yourself then yes, it is your property and if you would like to use it or rent / lend it directly to a friend or family member then you are able to do this providing we do not have any confirmed bookings in place for the dates you require.
  • Is there a minimum contract length?
    There is no minimum contract length. We want to create long standing, mutually beneficial relationships with our partners, however, if you feel it is not working out or if you no longer want to rent your property then you can cancel the contract at any time. The only requirement is that you fulfill your obligation to host the confirmed bookings we have provided for you. That's it.
  • How do payments works?
    Some of the listings platforms pay you directly, if we assume control of your current listings, then we will keep the payment system the same, meaning you will receive all payments as you did previously. Other bookings that we provide you with will have been paid to us directly and we will forward these to you. We provide you with monthly statements of account and calculate the balance monthly. We send you guest payments within 24 hours of receiving them or 24hours after the guests arrive, minus any commission owed or any transfer / banking fees. We can send the payments either via bank transfer or PayPal, whichever is most convenient.
  • Can I control the minimum length of stay?
    Yes absolutely, we work for you and will therefore always act under your instruction, including implementing criteria such as minimum stays, group sizes etc. You will be in control, just we take care of the process for you. We will of course always offer our professional opinion on the best strategy to adopt in the circumnstances at the time, however the final decision on strategy is always yours.
  • Do you take deposits from guests?
    Damage deposits are handled in one of two ways. Either the booking platform will handle the deposit (or aircover insurance as in the case of Airbnb) or we can arrange for the guests to pay the deposit to you upon arrival, to be returned to the guest at the end of their stay.
  • How do I know you will get the best guests?
    We have a lot of experience handling guests and the booking process, we collect government issued photo identification from all guests and confirm their identify and purpose of stay through many points of contact before arrival. We have several checks and indicators which help us ensure that the guests we provide you with are respectful and will take good care of your vacation home. We also arrange for the guests to pay a damage deposit which is handled either by the booking platform or by you the host.
  • When joining House Of Bookings, what will happen to my current bookings?"
    Your current bookings are all yours to keep, and we will work around the calendar that is provided to us when we start our colloboration with you. It is important that we control the booking platforms going forward, however you are welcome to add your own bookings providing there is availability.
  • How will my property remain competitive?
    We create a comprative set for each property we work with, including similar properties nearby. We use the most up to date vacation rental software to continuously monitor their pricing and occupancy data in order to accurately enhance the performance of your property against that of those in your comparative set.
  • Are there any other costs involded working with House Of Bookings?
    Our pricing strategy is extremeley transparent. There are no hidden fees or costs associated working with House Of Bookings. The only cost is the commission you pay when we bring you bookings above and beyond what you were earning before working with us. That's it. Simply put, you can only benefit from working with House Of Bookings.
  • Who will manage the social media accounts?
    We will, more specifically, your personal marketing manager will create and update all content on your property's social media accounts, handle all enquiries and ensure your property has a strong social media presence. During the onboarding process we create a lot of content, ready to use on the social media pages for the future. We will also revisit your property if needed over time to add to this librabry and to your proeperties social media profiles.
  • Who will communicate with my guests?
    Your property will have an allocated marketing manager during onboarding. Your marketing manager will be responsible for ensuring your property's online presence is always up to date and will handle all enquiries and communications from guests. We will also provide the guest with very clear and detailed arrival instructions and where needed assist them with organising transfers. We also offer our guests a free of charge conceirge service for assistance with organising their stay, making reservations and all admin associated with their stay.
